I will prepare a Comparable Market Analysis as well as a Marketing Proposal and we can finalize the plan after you have reviewed the material and I answer questions. My aim will always be to prepare a home so it appears as new as possible. The majority of buyers coming to the mid-peninsula wish to move into a home and just live their lives. Very few buyers want to spend time on a remodel.
I provide an objective market assessment of your home and make recommendations. We focus on fixing deferred maintenance items, updating dated features and improving the curb appeal. I offer comprehensive service and spend an extensive amount of time helping prep your home. I work with your budget and advise on the strategies and particular efforts that will result in a maximum return on investment. Sellers often see a two to three times return on the home preparation.
I have my own extensive professional service network, including: contractors, architects, designers, downsize specialist, landscapers, stagers, painters, and other tradespeople, enabling me to meet all my clients' needs. My strong relationship with this larger ’team’ allows me to get things completed quickly and efficiently, and more affordably for my clients.

MARKETING:
Staging is an important part of the marketing plan and will really make your home stand out. I am so convinced that using the right stager is critical to having a successful outcome that I often pay for the first 30 days. When you are competing with new construction and remodels it is most effective to present your home as “museum-like”.
ADVERTISING:
I advertise new listings in local newspapers and magazines (Daily Post, Almanac, PUNCH magazine). I will usually begin with a “Coming Soon” advertisement before the listing appears on MLS, followed by a program that continues throughout the listing. Once the listing appears on MLS, it will be picked up by all the internet-based brokerages.

I will provide you with detailed research so you have a significant understanding of your property's value. I provide the facts about the market and will not just tell you what you want to hear. Finally, pricing a home is a strategy. Depending on the current state of affairs with days on market and multiple offers, I will recommend pricing a property either where it should sell or just below where it should sell. I rarely recommend pricing a property above the market comps unless there is a strong reason to do so.
