Entry-level single family homes here start at $2M and sale prices can reach $30M+. This is a market defined by high-net-worth and ultra-high-net-worth buyers and sellers.
The buyer pool in this area is deep and highly qualified. Real estate transactions tend to be highly competitive. Mainly due to privacy of the seller, approximately 20% of homes here are sold off-market and promoted to agents with longstanding relationships and insider access. If you’re not working with a connected, respected professional, you’re simply not seeing all the options.
The market continues to be a “seller’s market”. This means that the inventory is low as compared to the number of buyers and, for this reason, many properties receive multiple offers. In Atherton, we have seen properties with older homes and where the value is mostly in the land, sell for $7M to $10M, with upwards of 10 offers (prime location in Atherton being a prime factor). In addition, sellers in any location who have recently updated their homes or made enhancements prior to selling, are more successful in selling at a premium with minimal days on the market.
